Why New Homeowners Need a Termite Inspection

Termites are the housewarming gift you don’t want. 

Have you seen winged ants or possibly a termite in or around your home? If so, you need a termite inspection. 


Consider this number: mature termite colonies can contain as many as
2,000,000 workers. Although many only contain between 50,000 and 60,000 workers, that’s still 60,000 termites too many. If you’ve seen termites in or around your home, then you need a termite inspection. 


These inspections can determine the amount of termite damage and rid your new home of termites once and for all. 


Keep in mind that, as a new homeowner, your seller is only liable for
termite damage if you can prove they knew about the issue and failed to disclose it. Since you’ll most likely be paying for any damage, it’s best to nip the issue in the bud as soon as you discover termites in your home. 


Why New Homeowners Want a Termite Inspection


An important part of the home-buying process is completing a
home inspection. This includes inspecting for termites. Always hire someone who has a State License 7B Certification and is trained to look for new or existing damage. 


Once your termite inspection is complete, you’ll receive a termite inspection report. This report isn’t meant to prevent you from moving forward with the purchase of your new home. 


It’s commonly used as part of the buyer-seller negotiation process. This means you may be able to ask your seller for price concessions if your inspector finds any termite damage. 


Keep in mind that your termite inspection is commonly done with your home inspection. If potential termite damage or activity was seen, A pest control company will be called in to address the areas of concern and suggest treatment methods. Does Homeowners Insurance Cover a Termite Inspection?


No, homeowners insurance does not cover termite inspection. It also doesn’t cover termite damage, should your inspector find any signs that these pests have caused an issue (or multiple issues). 


If you live in a condo or rent, termite inspections and the damage won’t be covered by those policies either. These insurance companies see termite damage as something you could have prevented, which means you’re going to have to pay out of pocket for termite treatment. 


Luckily, you can easily look for termites by calling a professional pest control company. Since termites can destroy roofs, damage sub-flooring to the tune of thousands of dollars, and severely compromise wood throughout your home, the best treatment is preventative, stopping an infestation before it begins. 


Do You Need a Termite Inspection?


Whether you’re buying or selling a home or simply suspect you have termites, don’t delay an inspection. The difference might just save you thousands of dollars that your insurance policy won’t cover. Although your real estate agent might deter you from completing a termite inspection, as they’re not legally required, you should still have one completed.
